The check-in is a shorter less detailed report that is carried out at the start of the tenancy with the tenant and references the inventory report. The purpose of which, is to detail and agree the exact condition of the property, fixtures and fittings and to confirm the meter readings. Any amendments can be discussed, agreed and made to the report.
The tenant has a 7 day approval period and is invited to leave feedback online. It is an essential document to get the tenancy off on the right footing and minimising potential disputes at a later date.
Kadeway will attend and conduct an interim inspection during the tenancy term, usually within 3-6 months of commencement to compile a report advising if there are any areas which may require attention, for example; cleaning, maintenance or replacement.
All our reports are substantiated with photographs; this report will indicate how well the property is being looked after by the tenants and refer any maintenance issues to the landlord that may require attention. it is beneficial to both the Landlord and the Tenant to keep things running as smoothly as possible. Effective communication is very important and any issues relating to the property need to be sorted out not only quickly, but also in a way that is fair to both parties.
Interim Inspections offer peace of mind and are an essential part of any property management program in order to maintain the property to a high standard and encourage tenant responsibility to maintain the property as per contractual terms throughout the tenancy period.
The Check-Out report is performed at the end of the tenancy, and documents the exact condition of the property, fixtures and fittings. As an independent third party, our detailed reports allow the landlord and tenant to quickly finalise the release of the deposit. It is essential that an independent clerk checks every area and item in the property against the inventory report recording carefully all changes that have occurred during the tenancy.
The Check-Out Report is compiled and will include specific details with regard to the general condition and cleanliness of the property. We will also note any items that are now broken, damaged or missing from the property.
Where possible we will take the meter readings and if the Tenant is present, we can accept the return of the property’s keys on behalf of the Agent/Landlord. The Check-Out Report will be sent to the Agent/Landlord within 48 hours via email.
